A commitment to high quality, sustainability-focussed design turned a tired and inefficient eyesore into New Zealand’s first commercial refurbishment to achieve a 4 Green Star Rating.

When MCS Property Group purchased 92 Albert Street in 2007, the building was dated and had been vacant for nearly two years.  

Ignite was engaged to completely redesign the tower, with the aim of creating a premium asset that would appeal to high quality tenants. The subsequent upgrade involved completely refurbishing the building’s 17-storeys, both inside and out. 


On the tower’s exterior, a striking new design turned the uninviting frontage into a contemporary and welcoming space. The existing canopies and lobby were replaced with a new double-height, frameless glass box which creates a visual link to the street and functions as a pleasant enclosed plaza, complete with a café area. A complex arrangement of ramps and stairs in the old building was also simplified and a new exterior column scheme modernised the building. 

Within the tower, 11,000sqm of office and public space was completely stripped and refitted. To maximise usable space, the office floor plates were redesigned to have a large column-free span between the core and perimeter. Well-lit spaces, with good fresh air supply, allow for a large variety of floor layout combinations.


Sustainability was a key driver for the client, who knew that premium tenants would expect their office space to have a sound Green Star rating. By re-using much of the building’s existing superstructure and external envelope, the design ensured a cost efficient build with a reduced environmental impact. 

Where new materials were needed, the design team specified products that were made from sustainable resources and, wherever possible, locally produced. By overhauling the building’s mechanical, electrical and hydraulic systems, energy use was also optimised. High performance acoustic ceilings, low-energy light fittings and low-flush fixtures are examples of the measures undertaken to ensure the facility became more efficient. 


The client’s commitment to creating a premium and sustainable asset meant that, by the time the refurbishment was complete, the building had gone from being vacant to almost completely leased by high quality tenants.
